Tenants’ Charges Applicable
When you have decided and are ready to make an application for your new home to rent through our company. It is important that you read through the list of Western Accommodation charges listed below carefully to avoid any unexpected delays to secure your preferred property. Western is a long, established, genuine and honest letting agent who are transparent when disclosing services, procedure and charges to our clients.
Please note the charges listed below are the maximum which will apply to each ingoing tenant aged 18 or over.

If your application for the tenancy is successful, the following is a breakdown of the amounts which are required on the day of completion of your tenancy. All monies must be paid online or by BACS transfer. As part of the tenancy agreement the tenants(s) need to set up a standing order or sign a direct debit mandate form for the rent payments to be paid through their bank into Western Accommodation Ltd client account.
In continuation with your agreement you will be expected to pay a first month’s rent and five weeks’ deposit before you sign an AST.
Refund: providing your application is successfully approved by our referencing agency and any information listed in the application is not misleading. In case the landlord fails to provide your new home to you or withdraw the property from letting on the agreed date or before, you are fully entitled for the refund of the initial one week holding deposit you have paid to reserve the property.
Non-refundable of initial one week deposit: if you provide false or misleading information which reasonably affects our decision not to rent the property to you (i.e. calls into question your suitability as a tenant, this can include your behaviour in providing false or misleading information), you fail a right to rent check, withdraw from the proposed agreement (i.e. decide not to rent) or fail to take all reasonable steps to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement) when the landlord and/or agent has done so. Where the landlord wishes to retain the holding deposit the tenant will be notified in writing of reasons why the deposit is not refundable.
